Foreclosure Reminders...
Due to the growing numbers of foreclosure properties in
our MLS system we ask that you keep these suggestions and rules in mind.
You have three (3) business days to change the
status of a listing once a contract has been accepted. There are some banks that
will require you to keep the property active until the sale of the listing. You
may keep the property active in the MLS system however, you will be required to
disclose that information to other agents in the "agent notes" section.
Participants must disclose potential short sales when reasonably known to the
listing agent. When disclosed, participants may, at their discretion,
advise other participants whether and how any reduction in the gross commission
established in the listing agreement, required by the lender as a condition of
approving the sale, will be apportioned between listing and cooperating
participants. |
